Modular Data Centers
Who builds modular AI data centers, and what a site costs per MW.
What it covers
A modular data center is built from factory-made units, ISO containers, power skids or prefab halls, that are tested off site, trucked in and connected on a pad. Operators use them to put GPUs wherever power is available, a megawatt or two at a time.

What a modular site costs
The module is the small part of the bill. DXN signed A$12.2 million for a 2 MW turnkey modular AI hall in August 2026, about US$4.4 million per MW, on a site with existing infrastructure (ITBrief). A megawatt of B300 servers and networking costs about $39 million. Compare owning a site with colocation in the cost calculator.
Electrical gear sets the schedule. Pad-mounted transformers take 68 to 113 weeks to arrive, generators 60 to 100 weeks and medium-voltage switchgear 38 to 63 weeks (CRE Daily). Modular sites go where power is already connected.
What lenders check
Equipment or fixture. A module bolted to a pad and wired into site power can become a fixture. Under UCC 9-334, a lien on fixtures generally loses to the landowner's mortgage lender unless the lender makes a fixture filing first or the landowner consents or disclaims. Lenders get the landowner's waiver before funding.
Site and power rights. The ground lease and the power contract must outlast the loan, with time and access to remove the modules after a default.
Rack density. The module's per-rack rating has to fit the GPUs the customer contract names. An NVL72 rack draws well over 100 kW and needs direct-to-chip liquid cooling.
